The Residences are positioned along Flagler Drive in West Palm Beach, overlooking the Intracoastal and Palm Beach Island. The location places residents close to Palm Beach, the ocean, dining, arts, galleries, and shopping — offering a lifestyle that blends waterfront living with easy access to the city.

One important distinction for buyers to understand: the development is not oceanfront. It fronts Flagler Drive and is designed to capture views across the Intracoastal toward Palm Beach Island.

For me, the location is about more than the view — it’s also about how easily the property connects to the lifestyle a buyer wants in West Palm Beach and Palm Beach.

2. A limited collection of residences

The building is planned for 28 stories with 144 residences, offering two- to four-bedroom layouts ranging from approximately 1,530 to 3,330 square feet, excluding penthouses. The purchaser’s guide lists pricing as starting from $2.5 million, subject to change.

3. Design is a major part of the story

Architecture is by Arquitectonica, while Rockwell Group is responsible for the residential interiors and common spaces. The design emphasizes natural light, expansive water views, and a refined contemporary aesthetic throughout the residences and shared spaces.

From a builder’s perspective, this is where the details matter. I look beyond the overall aesthetic to how the floor plan, ceiling heights, cabinetry, windows, balconies, and materials are intended to work together. The residence specifications include 10- and 11-foot ceilings, floor-to-ceiling glass, private elevator access, European-inspired kitchens with Sub-Zero and Wolf appliances, custom Italian cabinetry, smart-home features, and keyless entry.

4. The Ritz-Carlton service model is a major differentiator

For many buyers, the appeal goes well beyond the residence itself. The planned amenities include 24-hour concierge and valet service, a spa with treatment rooms, a pool and spa deck, fitness facilities, indoor and outdoor lounges, guest suites, steam rooms and saunas, a children’s playroom, an adult game room, and a virtual-reality golf simulator.

5. What I would look at as a buyer

With any new development, I encourage buyers to look beyond the renderings. I would want to understand the specific residence and exposure, view corridor, floor-plan functionality, balcony orientation, finish selections, what is actually included, HOA and operating costs, parking and storage, deposit requirements, estimated completion timing, and any resale or rental restrictions that may apply.

The purchaser’s guide currently lists a deposit structure of 20% at contract, 10% at groundbreaking, 10% at top-off, and 60% at closing. As with any new development purchase, these terms should be confirmed with the sales team and reviewed carefully as part of the buyer’s due diligence.

6. The lifestyle extends beyond the residence
